Article - Reasons to Use a Home Stager Firstly, you may be simply thinking about getting a home stager in before your property goes on the market (this is the best way as it then ensures that your home is new, fresh, and inviting to buyers who have been looking for a while), OR you may have your home on the market for some time and its just not selling. In both circumstance you need to think about getting your home staged professionally. There are many great reasons why this is so important, so take a look and don't hesitate to contact me if you want any further advice.
- In a buyers market, when supply outstrips demand, it isn't unusual for more houses than usual to be up for sale on the same street, therefore getting your home to stand out in the crowd creates a buzz, and a more probable sale over your competition. You may also end up in a sealed bid situation (my last staged property did this very thing! - was valued at 50K over the streets value, and had 3 asking price offers within 1 week)
- In a sellers market, when demand outstrips supply for properties, you will be able to achieve a possibly higher market value than if it wasn't staged
- In a downward market, buyers are less inclined to be quick about a decision to buy, as there is always the possibility that prices will continue to go down. Therefore you need to give them a reason not to miss out on your property. They all want a bargain at times like this, hoping to make more once the property rises in value again, if you want to sell for a good price and not miss out on equity, then you need to really ensure there is nothing that could bring the price down.
- If you are being told to reduce your selling price, then consider staging as it can be a lot more cost effective, it gives your home the boost it needs, and you may well save money in the process - preserving your equity.
- If you are deadlined yourself, you may have have sold your property to secure the one you want to move to within a certain timeframe. Staging makes it more likely that the property will sell quickly and for its best price.
- improving the quality of your properties photographs will improve the amount of viewings - as people will look on the internet first nowadays - often dismissing properties that don't look great. You need to really stand out.
- A home stager will be able to ensure that your property is targeted at the correct market, and can change things to ensure that the target market want to buy your house
- A home stager will ensure that anything spent on the house now is not wasted, and many of the items can be taken with you to your next home
- A home stager will also talk you through how best to show buyers round your home, giving tricks of the trade that really work, which rooms are best to start and finish in etc...
Can you really afford not to hire a stager? In America it is very uncommon NOT to hire a stager in the selling process, just as over here you go straight to agents for valuations, Americans call on a stager prior to this to ensure that the agents value it at the best possible price. You wouldn't sell your car without cleaning it inside and out first now, would you?! |
